How we work · Why choose us

A straight process, from first call to handover

Nine steps, no surprises. You’ll know what happens next, what it costs and when payments are due.

01 The process

From consultation to handover

Steps 05 and 06 are where the price and the paperwork get locked in, before any work starts.

  1. Consultation

A call or meeting about what you need, how you’ll use it, your rough budget and timing. If we’re not the right fit, we’ll tell you.

  2. Site visit

We walk the property and look at access, grade, drainage, power and setbacks. With a land surveyor on the team, placement and elevations get proper attention from day one.

  3. Ballpark

A realistic price range so you know whether the project fits your budget before you spend money on drawings.

  4. Design

Layout, drawings and any engineering required (trusses, foundation and so on), refined with you until it’s right.

  5. Firm quote

    A detailed, line-item quote. Choose a fixed price, or open-book cost-plus.

  6. Contract

A written contract covering scope, price or fee, schedule, payment milestones and how changes are handled. Nothing starts without it.

  7. Permits

We prepare and submit development and building permit applications with your municipality or county.

  8. Build

We schedule the trades, run the site and keep you posted. Payments line up with milestones you can see on site.

  9. Handover

A final walkthrough together, any deficiencies dealt with, your documents handed over, then the final payment. Every build is backed by our 1-year builder’s warranty.

02 Pricing options

Fixed price or open book. Your call.

Both come with a written contract and the same milestone schedule. The difference is how the price is set.

Fixed price

One price for a clearly defined scope. If you want something changed, we price it as a written change order and you approve it before the work is done.

  • Best when the design is settled
  • You know the number up front

Open-book cost-plus

We charge a fixed builder’s fee, agreed in writing before we start. It doesn’t go up if material prices do. Every other cost is passed through to you at our cost, with receipts. For our founding clients, our fee is set well below the typical 10–20% charged by most builders.

  • Best when you want flexibility as the build goes
  • Receipts provided with each payment request
  • Estimate up front so you can plan your budget

03 Deposits & payments

How payments work, in plain terms

You pay a 35% deposit when you sign. After that, every payment is tied to a stage of the build that’s finished and that you can walk out and see.

  1. 35%
    At signing

    Deposit

Secures your place in the schedule and lets us order long-lead materials like trusses and overhead doors.

  2. 30%
    Stage 1

    Foundation or slab complete

Footings, grade beam or slab poured and inspected where required.

  3. 25%
    Stage 2

    Framed & closed in

Walls, trusses, sheathing, roofing, windows and doors installed. The building is weather-tight.

  4. 10%
    Handover

    Final payment

Due once the build is complete, including heat, electrical, insulation and interior finishes as per your contract, and after the final walkthrough with any agreed deficiencies taken care of.

  • Each milestone and its amount is written into your contract before work starts.
  • We invoice when a milestone is reached, and you’re welcome to see the work first.
  • Any change to scope is priced and signed off before it’s built.
  • On cost-plus jobs, receipts come with each payment request.
  • Exact stages can vary by project. Your written contract always governs.
